Capital financing is the heart and soul of every transaction opportunity - and in the end - the capital financing considerations are the most important issue driving the transaction.  Rainmaker considers the capital financing continuum in terms of the following:

Equity Capital.  The key to making good project decisions lies with understanding the potential for attracting additional equity capitalization on terms and conditions that allow the project promoter group to maintain control of their project's destiny and maintain control of the equity dilution issue.  In many cases, this means the project must be considered in terms of tax-advantaged investment opportunities owing to state and/or federal fiscal policy entitlements.

Debt Capital.  The second key to making good project decisions lies with understanding the potential for commercial and/or institutional debt placements, given the reality of the current business cycle and creating the capital finance structure that allows the developer's promoter group to obtain debt capital on a non-recourse basis and outside of the government-insured mortgage envelope.

Fractional Syndication Capital.  The third key to making good project decisions lies with the potential opportunity to undertake a fractional commercial real estate ownership interest syndication sales program to provide additional cash funds at the closing table.  Quite often, this approach can be incorporated into the capital finance structure on sufficient scale to induce a commercial bank lender to provide the remaining funding on a non-recourse basis (the key to all new commercial real estate development transactions).
